A useful read if you accept the theory
"Every house sells at the right price." (p. 187). These authors have totally bought into free market theory. No, every house sells at a locally determined price in a specific time and place based upon a local and limited pool of buyers. You may do better, or worse, by waiting for a better market, different groups of potential buyers, or waiting for a bidding war for your house. The industry has little to no skin in your game. Don't get talked into low-balling your house to make it convenient for them. It's your house, and your money. So called experts can be wrong, and often are wrong. At least consider replacement value as opposed to their CMA comparative market analysis. What would it cost to assemble your property today? Yes it would be new, and a buyer would have to wait for it to be built, but yours is available right now, which is why a measure of your sticks and stones - the materials, expertise, labor, land in your property - is an estimate to consider as a sound value for your home.
